Location, Location, Location: Does it Impact Your Home Insurance Cost?

Written by Marcus Harris | Feb 5, 2021 4:54:00 PM

Where you own property matters when it comes to home insurance costs. If you own a home near the waterfront or one in the heart of wildfire country, there are different types of risks to it. Home insurance matches those risks to provide ample coverage and protection for you.

What’s helping to keep your home insurance rates affordable? Let’s take a look at how location impacts your insurance in some of the cities and states we serve here at Arnold Insurance!

Alexandria, Louisiana

This area of the country has a mild climate, with a good amount of rain each year. Tropical storms can be a factor some years, and from June through November, the threat of hurricanes remains present. As a result, home insurance needs to cover wind and storm damage. This impacts the cost. Depending on the type of policy you have and coverage for flooding, wind, and hurricanes, your policy could be a bit more expensive here than in other areas.

Poteau, Oklahoma

Oklahoma gets their fair share of severe weather throughout the year. If you own a home in this state, you need to be prepared for damage from severe thunderstorms, hail, sleet and snow. Thunderstorms can produce high-speed tornadoes and while your homeowners insurance covers wind damage, you should highly consider upgrading your policy to add replacement cost coverage.

Saint Louis, Missouri

Missouri has a lot to offer when it comes to climate and overall home insurance needs. The hot and humid summers mix with winter snow and ice to provide for just about all temperature changes. For those living on the waterfront near Cape Girardeau, flooding can be a key concern when it is especially wet. Overall, there are risks to homes here related to ice build ups on roofs, storm damage from lightning strikes, and some risk for humidity-related damage such as mold and mildew. Home insurance tends to be moderate in Missouri because, while it has numerous types of risks, conditions are less likely to be extreme.

Denver, Colorado

Recognized for its cold temperatures and incredible sunshine, some areas of Colorado are quite different from others. The area’s risk to homes is dependent on location, even more so. Some may live closer to the Rocky Mountains, where snow accumulates faster and icy conditions play a role in overall risks. There's less risk of those threats in other areas, where it is a semi-arid region and a desert-like climate. For example, winters in Denver are very mild and moderate, but there are still risks of ice, storms, and winds here that influence the cost of home insurance. Overall, those costs tend to be moderate.

Franklin, Tennessee

Tennessee has several factors that contribute to home insurance costs. Home costs are much lower in many areas, which means overall insurance costs are also more competitive. In terms of climate, there are also a few key advantages. The area has a moderate climate getting a little snow during the winter months and ample rain. There is some risk from storms, ice, and humidity, which can be high enough to increase mold damage risk.

Phoenix, Arizona

Quite the arid area, Arizona, especially in Phoenix, there are often fewer risks here from weather-related incidents. There’s little humidity, and winters remain very mild. This, along with moderately priced home values, makes many areas of the state desirable for home insurance costs as well. Of course, there are some very high-end homes here near golf courses and the city. In some areas, there is a risk of flooding. There is also the risk of fire, which may pose a larger risk in hotter, dry conditions than in other areas. Wildfire risks range in Arizona based on location, but they are a factor to keep in mind.
